Conditional Use and Zoning Hearing Board

Conditional Use
Conditional Uses are those uses specifically set forth in the Zoning Ordinance that, due to their unusual nature, may create unique problems with respect to their impact upon neighboring properties or public facilities. When the township receives an application for Conditional Use, a public hearing before the Board of Commissioners is scheduled. A hearing notice is placed in a local newspaper and surrounding property owners are notified of the hearing date and time.

Zoning Hearing Board
The primary purpose of this board is to help assure fair and equitable application and administration of the Zoning Ordinance by hearing appeals from the Zoning Officer's determinations and by granting relief from the literal enforcement of the ordinance in certain situations. The Zoning Hearing Board schedules hearings on applications and appeals that come before it, takes evidence, and issues written decisions. As with conditional uses, a hearing notice is placed in a local newspaper and surrounding property owners are notified of the hearing date and time.
